The above text (without the markings) is found in James Renihan's To the Judicious and Impartial Reader: An Exposition of the 1689 London Baptist Confession of Faith, Chapter 15: "Of Good Works," page 339. The first line of the following is the translation from that page [emphases added]. The remainder is my own translation.

Good works are necessary on diverse accounts: For they are said to be necessary,

1. As a divine precept.

2. As an appointed means to the glory of God and our salvation.

3. As what we owe to God as our natural obligation for worship and obedience.

4. As a means to grant us a proper awareness of having a good and peaceful conscience according to our election and calling to salvation.

5. As a duty of love that we ought to perform to our neighbor.
